Bewley Homes and Wates Developments Ltd are bringing forward plans for new family homes at Salisbury Road, Hungerford. This webpage provides information on our vision.

Our site at Salisbury Road, as shown on the plan, benefits from a planning consent and has been allocated for residential development by West Berkshire Council in the Adopted 2017 Housing Site Allocations DPD (2006-2026). In November 2017 the site was granted outline planning permission for 100 family homes, with access taken from Salisbury Road. The permission has also asked us to provide open space, wider landscaping and an important children’s play area.

We have submitted a reserved matters application, detailing house designs, landscaping and appearance, for West Berkshire Council’s consideration.

What is being proposed?

The proposed scheme will include the following features; some of these have already been approved as part of the outline application as identified below:

100 new family homes - 40 of the new family homes will be affordable, including social rented and shared ownership

New landscaped open space, including an important children’s play area

A new three arm roundabout access from Salisbury Road (the A338)

Expertly designed landscaping throughout the site, promoting verdant green edges and spaces

A range of family homes from 1-5 bedroom properties

Links to the existing public footpath through the site, with a range of services and facilities within a comfortable walking distance

As part of the proposals we will also contribute over £1 million towards community infrastructure projects. As well as £68k towards local

Proposed development

The evolution of our proposals

Our site was granted outline planning permission for the development of 100 homes in November 2017 (application reference 16/03061/OUT). Since gaining the approval we have looked in detail at the most appropriate approach to developing the site that also takes into consideration our surrounding neighbours.

Whilst creating a housing layout, and taking into account the site’s location on the edge of Hungerford, one of our main considerations was the amount of land we used. This is the underlying reason why we had proposed a layout that included all of the homes on the western part of the site. However, it is also important to us that we create a scheme that works for Hungerford. We have listened to the feedback received and have redrawn our layout to take into account the views of the local community and stakeholders.

As requested through the feedback, the new layout is closer to the illustrative masterplan that was shown as part of the outline consent. We have followed the general principles of that masterplan, as well as making amendments to provide a better solution to developing this site. Layout improvements include reducing the amount of land used for development and providing more space between the new homes and Kennedy Meadow.

What will the houses look like?

For over 25 years our team have been designing and building beautiful, high quality homes. To create the right homes for Hungerford, we created house types that provide a positive contribution to the local character and is in keeping with the existing houses surrounding the site.

Our proposals will bring a number of benefits for Hungerford, including a range of committed financial contributions.

As part of the proposals, we will also contribute over £1 million towards community infrastructure projects. As well as £68k towards local open space, and future payments for the management of the public open space provided within the development.

Other local benefits the proposals will bring include:

  • A sustainable drainage scheme
  • Creation of jobs through the construction of the site
  • A financial receipt to West Berkshire Council as a result of the New Homes Bonus and future Council Tax revenue
